About the role
The Senior Facilities Project Specialist will lead quality‑focused initiatives across GMG’s portfolio of facilities in the United Arab Emirates. The role combines site inspections, QA/QC oversight, preventive and corrective maintenance management, energy optimisation, and staff development to ensure compliance with international and UAE standards.
Key responsibilities
- Conduct regular site visits across all business units, documenting QA/QC findings.
- Develop, update, and enforce quality standards for projects and services.
- Maintain traceable QA/QC records and ensure works meet specifications and manufacturer guidelines.
- Support the FM team in the preventive‑maintenance (PPM) process, from vendor engagement to verification and payment.
- Collect site data to create spare‑parts and material matrices.
- Identify process gaps and assist in creating strategic improvement plans and training programmes.
- Maintain a lessons‑learned register and proactively address potential issues.
- Analyse utility bills and energy consumption to recommend conservation measures.
- Train FM staff on current MEP codes, regulations, and best practices.
- Participate in progress and technical meetings, providing insights and recommendations.
- Validate quality of maintenance activities through spot checks.
- Review contractor and service provider reports and provide feedback.
- Monitor site inspection plans, approvals, and support testing & commissioning activities.
- Maintain NCR logs, risk assessments, and corrective‑action plans.
- Implement HSE policies and ensure regular team training.
- Liaise with cleaning, security, and other building‑service teams.
- Assist in preparing tender documents for MEP and civil‑works contracts.
- Conduct FM department audits as directed by the FM Director.
Required profile
- Proven experience in facilities management, preferably in a senior or project‑lead capacity.
- Strong knowledge of UAE FM standards and international certifications (ISO 9001, ISO 14001, ISO 45001, ISO 45001).
- Ability to interpret technical drawings, operating manuals, and submittals.
- Excellent analytical skills for energy data and cost‑benefit analysis.
- Effective communication and training abilities for multidisciplinary teams.
