Senior FM Manager

About the role

We are looking for an FM Manager to lead the establishment and initial mobilization of a new captive Facilities Management company/function serving the Group's own real‑estate developments. The role will build the FM operating platform from zero and prepare projects for efficient transition from construction into live operation.

Key responsibilities

• Develop and manage the FM company establishment and mobilization plan.
• Support company licensing/registration and coordinate required inputs with corporate functions and advisers.
• Define the FM organization structure, manpower plan, roles and initial operating budget.
• Lead CAFM/CMMS requirements, selection/implementation coordination, asset‑register structure and asset tagging.
• Prepare FM policies, SOPs, PPM standards, emergency procedures, SLAs, KPIs and reporting.
• Participate in project/design and pre‑handover reviews from an FM maintainability and lifecycle perspective.

Required profile

• 10‑15+ years of Facilities Management / building operations experience; UAE experience strongly preferred.
• Proven experience in FM mobilization, new‑building takeover or establishing an FM operation from the ground up.
• Strong hard‑services / MEP and building‑operations background.
• Engineering degree or relevant technical qualification preferred; recognized FM credentials are an advantage.

• Planned Preventive Maintenance (PPM) standards.
• Service Level Agreements (SLAs) and Key Performance Indicators (KPIs) definition.
