Senior Vice President - Development

About the role

Al Ghurair Development is seeking a Senior Vice President – Development to lead the execution of its development strategy for new and existing residential projects in Dubai. The role requires a proactive leader who can translate market and investment objectives into successful product delivery.

Key responsibilities

• Drive the development strategy, turning land, market and investment goals into clear product positioning and delivery plans.
• Prepare and challenge feasibility studies, business plans, pricing, revenue, cost and profitability analyses.
• Maintain ownership of the development business plan, identifying risks and opportunities early and recommending actions.
• Lead residential product definition, including unit mix, layouts, specifications, finishes, amenities and branding.
• Oversee consultants, architects and designers through concept, schematic and detailed design, ensuring commercial and programme alignment.
• Coordinate sales‑launch readiness with cross‑functional teams, managing pricing, inventory, sales plans and customer‑facing materials.

Required profile

• Bachelor’s degree in architecture or a related field; postgraduate qualification or professional accreditation is a plus.
• 10+ years of real‑estate development experience, primarily in Dubai residential build‑to‑sell projects.
• Proven track record across the full development lifecycle, from opportunity assessment to delivery.
• Strong commercial acumen with experience managing project P&L, feasibility, margins and cash‑flow.

Required skills

• Practical knowledge of Dubai Building Code, Dubai Municipality, DDA, DLD and RERA requirements.
• Excellent communication and influencing skills, able to present clear recommendations to senior management.
• Strong analytical ability, attention to detail and capacity to prioritize multiple concurrent projects.
