Director of Facilities Asset Management

About the role

Miral Experiences is seeking a strategic Director of Facilities Asset Management to lead maintenance, operations and lifecycle management of critical assets across its world‑class attractions and leisure destinations in Abu Dhabi.

Key responsibilities

• Lead all hard‑ and soft‑service facilities operations, covering HVAC, electrical, plumbing, civil, irrigation, water treatment, fire life safety and related systems.
• Develop and implement facility‑management strategies, policies and procedures while managing OPEX and CAPEX budgets.
• Drive preventive‑maintenance programmes and asset‑lifecycle management through CMMS platforms.
• Oversee refurbishment, upgrade and capital‑improvement projects from planning through execution.
• Ensure compliance with local regulations, fire codes, environmental standards and health‑and‑safety requirements.
• Manage contractors, vendors, service providers and service‑level agreements.
• Monitor KPIs, implement continuous‑improvement and cost‑optimisation initiatives.
• Collaborate with operational teams to support business objectives and exceptional guest experiences.
• Build, develop and inspire high‑performing engineering and facilities teams.

Required profile

• Bachelor’s degree in Engineering, Facilities Management, Business Administration or related field.
• Minimum 15 years of facilities, engineering or maintenance experience.
• At least 10 years leading engineering, maintenance or facilities teams.
• Strong leadership, stakeholder‑management and decision‑making capabilities.
• Excellent communication, negotiation and problem‑solving skills.

Required skills

• Hands‑on knowledge of Building Management Systems (BMS).
• HVAC systems (AHU, FAHU, FCU, chillers, heat exchangers).
• Water‑treatment and pumping systems.
• Aquatics, fountains and irrigation systems.
• Electrical infrastructure and boiler systems.
• Fire‑suppression and fire‑fighting systems.
• Preventive‑maintenance and asset‑management programmes.
• Experience with CMMS platforms such as Maximo or CAFM.
• Knowledge of AutoCAD and project‑management principles.
