Facilities Maintenance Manager

About the role

DGM Investment, a Dubai-based real estate investment company managing assets and community operations, is hiring a Facilities Maintenance Manager. The role covers daily corrective maintenance, urgent breakdowns and emergency incidents, budget control and performance reporting for residential and mixed-use properties.

Key responsibilities

• Direct daily corrective maintenance of HVAC, electrical, plumbing, pumps, drainage, ELV and civil/building fabric defects.
• Command urgent breakdowns, power/water interruptions, flooding and equipment failures, mobilizing teams and contractors.
• Prioritize incidents by life safety, service interruption, property damage, tenant impact and business continuity.
• Provide on-site troubleshooting, root-cause analysis and permanent corrective action, avoiding repeated temporary repairs.
• Allocate supervisors and technicians by building, skill, urgency and workload, maintaining emergency duty coverage.
• Prepare annual maintenance budgets (manpower, materials, repairs, emergency works, specialist contractors, asset replacement) and monthly forecasts, monitoring expenditure against approved budgets.
• Coordinate with the FM HOD and Finance on cost allocation, expense reconciliation and monthly P&L reviews.
• Optimize maintenance costs through efficient manpower, material use and contractor management.
• Present monthly performance reports and building-wise expenditure reports, and justify major works with cost comparisons and risk assessments.
• Take part in monthly management reviews and develop corrective action plans to meet operational and financial KPIs.
• Monitor work-order response, attendance, completion quality and customer updates through Yardi/CAFM, inspect high-risk defects and verify repairs.
• Prepare scopes of work, BOQs, quotations and approvals, control material consumption and contractor charges, and ensure work permits, LOTO and UAE authority requirements are met.
• Coach technicians and supervisors on fault diagnosis, workmanship and customer handling.

Required profile

• Bachelor's degree or diploma in Mechanical, Electrical or related engineering; technical certifications are advantageous.
• Preferred 8-10 years of UAE building maintenance experience, including supervisory or managerial responsibility for residential or mixed-use properties.
• Strong written and spoken English, practical computer skills and ability to attend urgent site incidents.
• Immediate availability or short notice period preferred.
