General Manager, Asset Management

About the role

TerraStakes is a UAE-based real estate tokenization and investment company building a regulated platform for retail and institutional investors, and is assembling its leadership team ahead of its first offering. The General Manager leads the Group's real estate asset management company and is responsible for the operational performance and value of the assets under management, working with the Chief Investment Officer across sourcing, acquisition, operation and disposal. The role is hybrid and based in Dubai.

Key responsibilities

• Build long-term strategies and asset-level business plans, track rents, supply, tenant demand and operating cost benchmarks, and set up the contractual framework and service level agreements.
• Set annual OPEX and CAPEX budgets and NOI and occupancy targets with the CIO, work with Finance on service charges and cash flow, and report monthly, quarterly and annually.
• Grow NOI through rent optimization, renewals, tenant mix and ancillary income, run CAPEX and value-enhancement projects, and define KPIs for asset operators.
• Keep assets safe, maintained and compliant with building, health and safety and fire rules, tender and manage FM and service contracts, and manage insurance, incidents and claims.
• Lead leasing strategy, broker management and lease negotiation, run tenant due diligence and onboarding, and own the tenancy lifecycle (Ejari or equivalent, renewals, rent reviews, rent and service charge collection).
• Build a technology-driven tenancy platform with the Technology team, integrating it with investor reporting and distributions and ensuring UAE data protection compliance.
• Lead licensing with DET, RERA and other UAE authorities, obtain and renew asset licences and permits, and support regulatory and investor disclosure obligations.
• Support the CIO in sourcing assets, provide operational and technical due diligence, and lead onboarding of acquired assets and preparation for disposal.
• Build the asset management function from the ground up, recruit and lead teams, and develop an internal successor within 12 months.

Required profile

• Bachelor's degree in Real Estate, Engineering, Business, Finance or a related field; a Master's in Real Estate or RICS, CCIM or IREM (CPM) highly preferred.
• 10 to 15+ years in real estate asset or property management, with at least 5 in senior leadership and substantial hands-on UAE experience.
• Proven record of improving NOI, occupancy and value across income-producing portfolios.
• In-depth knowledge of UAE real estate law and working relationships with DLD, RERA, Dubai Municipality and other authorities.
• Experience implementing or building PropTech for tenancy, rent collection or onboarding, and building an asset or property management function from the ground up.
• Preferred: exposure to real estate funds, REITs or tokenization and reporting to institutional investors.

Required skills

• OPEX and CAPEX budgeting, NOI forecasting and performance reporting.
• Procuring and managing FM and service providers against SLAs and KPIs.
• Fluent English; Arabic is an advantage.
