Handover Manager

About the role

The Handover Manager will oversee the end‑to‑end handover process for residential projects, ensuring a seamless transition from construction completion to homeowner occupancy. This role acts as the primary ambassador for the community, coordinating with residents, contractors, consultants and authorities.

Key responsibilities

• Define and implement handover strategy, procedures and timelines across the project portfolio.
• Collect final settlements from owners, including service charge payments and other dues, before handover.
• Coordinate home orientation, key handover, title deed issuance and utility connections with relevant stakeholders.
• Establish standardized handover processes, KPIs, checklists and reporting frameworks.
• Serve as the single point of accountability for handover readiness, execution and post‑handover Defects Liability Period (DLP) service.
• Design personalized handover experiences for all homeowners and curated experiences for high‑net‑worth individuals and dignitaries.
• Lead snagging, de‑snagging and final inspections together with consultants and contractors.
• Track and close defects prior to handover and throughout the DLP, escalating high‑risk issues.
• Secure authority approvals such as Completion Certificates, Occupancy Permits and fire & life‑safety clearances.
• Ensure compliance with statutory, contractual and safety requirements.

Required profile

• Proven experience managing handover processes for residential or mixed‑use projects.
• Strong knowledge of final settlement collection, service charge administration and utility coordination.
• Ability to act as a friendly and professional ambassador for residents, tenants and stakeholders.
• Experience leading snagging, de‑snagging and defect management during the construction close‑out phase.
• Familiarity with obtaining authority approvals and ensuring regulatory compliance.
