Project Manager – Luxury Villa Fit‑Out

About the role

The Fit‑Out Project Manager will lead the delivery of high‑end luxury villa fit‑out projects from mobilisation through handover. This senior position requires strong technical, commercial and leadership capabilities to ensure the highest standards of quality, safety, cost control and schedule are met.

Key responsibilities

• Plan, execute and control all phases of luxury villa fit‑out projects, including design coordination, procurement, construction, testing, commissioning and handover.
• Manage client and consultant relationships, acting as the primary point of contact and ensuring timely resolution of technical, commercial and contractual issues.
• Develop and maintain detailed project schedules, monitor critical path activities and implement recovery plans to mitigate delays.
• Control project budgets, review variations, coordinate with the Quantity Surveyor and ensure cost‑to‑complete forecasts are accurate.
• Lead and supervise project engineers, site engineers, supervisors and subcontractors, fostering teamwork, discipline and high‑quality workmanship.

Required profile

• Bachelor’s degree in Civil Engineering, Architectural Engineering, Construction Management or a related field.
• Minimum 7 years of relevant experience in luxury residential fit‑out or high‑end construction within the region.
• Proven track record of delivering complex villa projects on time, within budget and to premium quality standards.

Required skills

• BIM, AutoCAD and Revit for detailed design coordination.
• Project scheduling tools such as Primavera P6 and MS Project.
• Cost control and commercial management, including variation handling.
• MEP coordination and luxury villa fit‑out expertise.
• Quality control and health, safety and environmental compliance.
