Residences Manager

About the role

Rixos Marina Abu Dhabi, a luxury waterfront resort in Abu Dhabi, is looking for a Residences Manager. The role acts as the link between residence owners and the hotel team, ensuring compliance and managing all areas through financial objectives, colleague development and the satisfaction of ownership and residence expectations. It covers common areas, owner amenities, housekeeping, engineering and valet.

Key responsibilities

• Liaise with the hotel at all times and manage the day-to-day operations of the residential entity, solving operational issues and improving efficiency through productivity and sustainable programs.
• Organize and oversee programs such as preventative maintenance, and lead the management of common areas and owners' lounges.
• Lead the homeowner journey from handover and welcome to community engagement, and handle resident relations and response alerts within required timeframes.
• Manage any residential rental program, if applicable, and act as the primary point of contact for homeowners.
• Maintain Raffles service standards, SOPs and training, and ensure colleagues understand them.
• Oversee maintenance, security protocols, concierge services, housekeeping standards and amenity presentation.
• Collaborate with department managers across Property & Engineering, Lifestyle & Domestic Services, Hospitality Services, Community & Communications and Security & Access Control.
• Support department managers and colleagues in meeting financial and operational targets, monitor staffing levels and productivity, and coordinate monthly leadership and weekly divisional meetings.
• Manage the financial performance of residential operations, including budget oversight, resource allocation, cost control and revenue generation, and prepare and analyze financial reports.
• Work with Homeowners Association management, attend HOA meetings and ensure compliance with bylaws and local regulations, including emergency and business continuity plans.
• Ensure the health, safety and security of residents and colleagues, and implement strict safety protocols.
• Plan and coordinate events, celebrations and community activities, and act as an ambassador for local community engagement.
