Senior Director, Project Delivery

About the role

A premier, publicly listed real estate development company in the GCC region is seeking a Senior Director to lead its project portfolio. The role reports directly to the CEO/COO and covers large-scale residential, commercial and mixed-use developments across the UAE, from concept design through commissioning and handover. It is a full-time, permanent position.

Key responsibilities

• Define and execute strategic project delivery plans and oversee all live project portfolios on time, within budget and to world-class quality, reporting performance, risks and metrics to executive stakeholders.
• Standardize project management methodologies, SOPs and dashboards, run project audits and manage claims and impact analysis.
• Work with Commercial, Estimating and Design teams to set realistic budgets, manage multi-project budgets and capital allocation, and direct the selection and management of main contractors, design consultants and specialists.
• Lead, mentor and build project teams, including Project Directors, Construction Managers and site teams, and set KPIs and performance assessments.
• Enforce HSE practices and QA/QC systems across all sites in line with local regulations and company policy.

Required profile

• Bachelor's degree in Civil Engineering, Construction Management or a related engineering discipline (required); MBA or equivalent in Construction Management or Project Management highly preferred.
• Minimum 20 years of progressive, post-qualification experience in real estate development, master planning or major construction delivery.
• At least 8 to 10 years in a senior executive role (Director, VP or Senior Director) in a property developer or main contractor in the UAE or GCC.
• Proven track record delivering multiple large-scale mega-projects from concept to handover.
• Deep knowledge of international forms of contract (e.g. FIDIC), contract administration, value engineering and claim dispute resolution.
• Professional fluency in English is mandatory; bilingual Arabic and English is highly advantageous.
