Senior Project Manager - Luxury Real Estate

About the role

AHS Properties, a leader in ultra-luxury real estate development, is looking for a highly experienced Senior Project Manager in Dubai to oversee and drive multiple high-profile projects to completion. The role covers all aspects of project execution, from planning and coordination to delivery, working closely with design, engineering and construction teams to meet quality, deadline and budget targets.

Key responsibilities

• Oversee day-to-day contractor activities, construction timelines and escalated on-site problems, and hold follow-up and progress meetings with contractors and subcontractors.
• Monitor and enforce health and safety controls, and ensure materials are delivered on time and the project complies with quality and safety standards.
• Manage contractor resource allocation, procurement of fit-out and landscaping materials, and the contractor selection and negotiation process.
• Take over site management early in construction, including setup, hoarding and permits, and manage the transition from design to construction with IFC drawings.
• Collaborate with internal teams and consultants on design changes and conflicts, and provide weekly reports on progress, budget and issues.
• Prepare monthly board data, obtain additional budget approvals with justification, and implement cost-saving measures.
• Finalise the procurement strategy, prepare tender packages, and work with the commercial team to award contracts and hand over to the main contractor.

Required profile

• Bachelor's degree in Project Management, Construction Management, Engineering or a related field; a Master's is a plus.
• Minimum 15-20 years of project management experience, focused on luxury real estate development.
• Proven track record managing complex projects with multiple stakeholders.
• PMP certification is highly desirable.

• Proficiency in project management software and relevant engineering tools.
• Leadership, communication, analytical and problem-solving skills, and ability to handle several projects under pressure.
