Assistant Manager – Defect Liability Period (DLP) & Community Management

About the role

The Assistant Manager will lead the technical transition of completed residential and mixed‑use developments into community operations for Dubai Holding Real Estate. You will ensure that handovers meet the highest quality standards while supporting residents and owners during the Defect Liability Period (DLP).

Key responsibilities

• Lead technical takeover of projects from delivery teams prior to handover.
• Manage snagging, de‑snagging, DLP activities and post‑handover issue closure.
• Conduct inspections of common areas, amenities, building fabric and units to verify readiness.
• Coordinate with contractors, consultants, QA teams, engineers and community managers to resolve technical issues.
• Monitor contractor performance and ensure rectification works meet quality, safety and timeline requirements.
• Build positive relationships with residents by providing technical guidance and managing expectations.
• Review engineering drawings, identify concerns and recommend solutions for long‑term community performance.
• Prepare reports on handover readiness, defect status and post‑handover activities for operational decision‑making.

Required profile

• Bachelor’s degree in Facilities Management, Civil Engineering or a related discipline (Civil Engineering preferred).
• Experience in property handovers, DLP management, community management transitions, facilities management, construction or real‑estate development.
• Strong understanding of construction quality standards and defect remediation processes.
