Senior FM Engineer – HVAC

About the role

We are seeking a Senior FM Engineer specialized in HVAC to lead the maintenance and repair of building systems across our diversified portfolio. The role ensures optimal operation of HVAC, electrical, plumbing, and other facilities while driving energy‑saving initiatives.

Key responsibilities

• Verify that building operations meet design parameters to prevent stale or humid air buildup.
• Conduct audits of all HVAC systems, collect data on new technologies, and propose energy‑saving measures.
• Validate asset register accuracy on‑site and assist in labeling and classification of assets with vendors.
• Maintain up‑to‑date information in the Computer‑Aided Facility Management (CAFM) system.
• Perform detailed condition surveys of assets and produce comprehensive reports.
• Respond to escalated maintenance and reactive complaints, ensuring repairs follow industry best practices and FM guidelines.
• Review recurring complaints, suggest solutions, and handle emergency maintenance requests from tenants.
• Coordinate with the Facilities Executive on pending maintenance, vendor management, and store/scrap disposal.
• Support major renovation and capital improvement projects, attending regular project update meetings.
• Oversee snagging, de‑snagging, and Defect Liability Period (DLP) processes for new and existing properties.
• Monitor the 52‑week Planned Preventive Maintenance (PPM) schedule, track completion, and audit post‑PPM effectiveness.
• Analyze energy consumption trends and escalate abnormal usage promptly.
• Review commercial/retail fit‑out drawings, ensure contractor compliance with approved NOC, and perform periodic checks.

Required profile

• Senior‑level experience in facilities management and HVAC engineering.
• Proven ability to conduct audits, manage asset registers, and oversee preventive maintenance programs.
• Strong coordination skills with vendors, facilities teams, and stakeholders.
