Director of Residential & Commercial Real Estate Asset Management

About the role

The Director will lead the strategic and operational performance of Al‑Futtaim Real Estate’s residential and commercial portfolio in Dubai, driving asset value growth, revenue optimisation and tenant satisfaction across mixed‑use developments.

Key responsibilities

• Develop and execute asset strategies aligned with long‑term financial goals and investment mandates.
• Manage full P&L for each asset, including budgeting, forecasting and variance control.
• Lead leasing initiatives for retail, office and residential units to achieve high occupancy and optimal rental yields.
• Oversee facilities management teams to ensure operational KPIs, health‑and‑safety standards and service level agreements are met.
• Plan and deliver major capital improvement projects, preparing business cases and tracking ROI.
• Provide market intelligence, competitive benchmarking and regulatory monitoring to inform pricing and asset repositioning.

Required profile

• Bachelor’s degree in Real Estate, Finance, Business Administration, Engineering or related field; Master’s preferred.
• 20+ years of asset and property management experience, with at least 5 years in senior leadership of large mixed‑use portfolios.
• Strong exposure to the UAE/GCC real‑estate market and experience with freehold properties.
• Proven track record in income‑producing residential and commercial assets, lease structuring and service‑charge governance.
