Assistant Manager – Real Estate Finance

About the role

The Assistant Manager – Real Estate Finance supports the Development function of the Restaurants Division by driving CAPEX estimation and financial planning for new store openings and renovation projects. This role prepares business cases, conducts feasibility studies, and provides financial insights to enable data‑driven expansion and cost‑optimization decisions.

Key responsibilities

• Support annual real estate budgeting and CAPEX planning for development projects.
• Estimate CAPEX for new store openings and renovations based on defined scope and asset requirements.
• Develop and maintain financial models, dashboards, and MIS reports to track CAPEX estimation and performance.
• Prepare business cases, financial proposals, and investment appraisals for decision‑making.
• Conduct feasibility studies, including location analysis, sector studies, competitive benchmarking, and SWOT analysis.
• Analyze market trends such as rental rates, pricing benchmarks, and real estate dynamics.
• Collaborate with Design & Construction, Brands, and Procurement to define scope, cost inputs, and validate cost structures.
• Perform portfolio performance reviews and provide insights to stakeholders across the Real Estate Division.
• Identify and drive cost‑optimization and continuous‑improvement initiatives.

Required profile

• Bachelor’s or Master’s degree in Finance, Accounting, Business or a related discipline; MBA or professional certifications (CA, CFA, CMA) are a plus.
• Minimum 3 + years of experience in financial planning, reporting and analysis, preferably within real estate or development projects.
• Proven experience in financial modeling, valuation analysis and project evaluation.
• Experience in the real estate, development or restaurant industry is an advantage.

• Advanced proficiency in Microsoft Excel.
• Advanced proficiency in Microsoft PowerPoint.
• Experience with ERP systems such as Oracle.
• Experience with Hyperion reporting tools.
