Facility Manager – Luxury Residential & Commercial Assets

About the role

The Facility Manager will lead all facilities management activities for high‑end residential towers, villas and commercial properties in Dubai. You will ensure premium asset standards, smooth operation of MEP systems and high tenant satisfaction across luxury developments.

Key responsibilities

• Oversee FM operations for luxury residential, mixed‑use and commercial assets.
• Lead FM teams, service providers, contractors and specialist vendors.
• Manage operation, maintenance and performance of HVAC, chillers, pumps, electrical systems, elevators, plumbing, lighting, BMS and water features.
• Develop preventive and corrective maintenance programmes to maximise asset reliability.
• Ensure compliance with Dubai Municipality, Civil Defense, DEWA, RERA and other UAE regulations.
• Conduct regular inspections, technical audits and asset condition assessments.
• Control annual maintenance budgets, service contracts and cost‑saving initiatives.
• Monitor energy management and sustainability projects.
• Handle emergencies, crisis situations and critical system failures.
• Support project handover, testing & commissioning and transition from construction to FM.
• Maintain accurate documentation in CAFM systems, including asset registers and KPIs.
• Collaborate with property management, customer service and leasing teams to resolve tenant issues.

Required profile

• Bachelor’s degree in Mechanical or Electrical Engineering.
• 8‑10 years of UAE facilities management experience, preferably in luxury residential or mixed‑use developments.
• Strong knowledge of UAE authority regulations, HSE standards and compliance.
• Proven leadership of large FM teams and external vendors.
