Project Manager – Luxury Villa Construction

About the role

The Project Manager will lead the end‑to‑end delivery of luxury villa and residential house projects in the United Arab Emirates. You will be responsible for planning, executing, monitoring and handing over high‑end homes while ensuring quality, safety and client satisfaction.

Key responsibilities

• Lead the full project lifecycle from pre‑construction planning through site mobilisation, construction execution and final handover.
• Develop and maintain detailed schedules, budgets, resource plans and risk registers using MS Project, Primavera or Buildertrend.
• Coordinate with architects, engineers, interior designers and clients to align design intent and apply value engineering.
• Prepare cost estimates, manage variations, control final costs and prevent budget overruns.
• Procure, evaluate and manage subcontractors and suppliers, overseeing quality, safety and timeliness.
• Conduct regular site inspections, supervise daily operations and ensure compliance with approved drawings and specifications.
• Maintain client communication through progress meetings, weekly reports and change‑order handling.
• Ensure compliance with UAE building codes, Dubai Municipality standards and health‑and‑safety regulations.
• Identify, assess and mitigate project risks, resolving issues and disputes promptly.
• Manage multiple villa projects simultaneously while preserving profitability and high standards.

Required profile

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture or related field (Master’s preferred).
• 12‑15+ years of experience managing custom or luxury residential construction projects.
• Proven track record of delivering projects on time, within budget and to premium quality standards.
• Strong client‑facing skills and ability to handle multiple projects concurrently.
