Commercial Director – High-End Residential Fit‑Out

About the role

Lead commercial strategy and business development for luxury residential fit‑out projects, building client relationships and securing profitable awards.

Key responsibilities

• Direct tendering, BOQ preparation, cost estimation and pricing strategies for joinery, MEP, specialist finishes, labour and subcontractor packages.
• Oversee commercial contracts, negotiations, variations, claims, project budgets, gross margins, cash flow, collections and final‑account settlements.
• Lead and develop the Commercial, Estimation and Business Development teams to drive tender conversion, profitability and risk management.

Required profile

• Minimum 5 years C‑level or senior management experience in luxury residential fit‑out and at least 8 years overall commercial construction experience.
• Proven track record in business development, tender awards, client negotiations, margin protection and variation recovery within the UAE/GCC.
• Construction‑related degree or diploma, fluent business English and a valid UAE driving licence.
