Construction Project Manager

About the role

A senior Construction Project Manager is sought to lead the delivery of construction projects in Dubai from inception through to handover. The role carries full accountability for program, cost, quality and safety on each assigned project, ensuring works are completed on time, within budget and to the brand's specification and finish standards. It requires deep technical knowledge of construction, confident command of contracts and commercial control, and the ability to manage contractors, consultants and internal teams.

Key responsibilities

• Project planning and pre-construction: lead project set-up (scope, budget, procurement, resources, baseline program), review drawings and tenders for buildability and cost risk, prepare the master program and identify the critical path.
• Commercial and cost control: own the project budget end to end, manage variations, valuations and payment applications, lead tendering of subcontract packages, create and review value-engineering proposals, and maintain a live risk and opportunity register.
• Site delivery and contractor management: direct site teams and contractors safely and to schedule and budget, chair progress meetings, resolve technical issues and escalate delays with a recovery plan, and control logistics and long-lead procurement.
• Quality, design compliance and handover: verify materials, mock-ups and workmanship against approved benchmarks, manage snagging, testing and commissioning to practical completion, and deliver handover packages including as-built drawings, warranties, manuals and authority clearances.
• HSE and regulatory compliance: enforce HSE standards, hold contractors to their method statements and risk assessments, and secure approvals, permits and NOCs from Dubai Municipality, Civil Defence, DEWA and others.
• Stakeholder management and reporting: act as principal contact for clients, consultants and authorities, issue monthly reports with forward forecasts, and mentor engineers and junior staff.

Required profile

• Bachelor's degree in Civil Engineering, Architecture, Construction Management or a related discipline.
• 10-15 years of progressive experience in construction and fit-out project management, including 5-10 years at Project Manager level with full delivery accountability, preferably in the UAE (Dubai experience strongly preferred).
• Professional certification such as PMP, RICS or CIOB is highly desirable.
• Valid UAE driving licence (frequent site visits).

Required skills

• Command of construction contracts, including FIDIC and bespoke forms, with variations, claims and extension-of-time management.
• Program management: critical path analysis, resource loading and recovery planning.
• Sound commercial judgement, subcontractor negotiation and cost control.
• Working knowledge of UAE authority approvals and the local supply chain.
• Construction and high-end fit-out technical knowledge (MEP coordination, finishes, detailing).
