Director of Residences – Luxury Hospitality

About the role

The Director of Residences will lead all pre‑opening and post‑opening operations for the luxury residences at Mandarin Oriental Downtown, Dubai, ensuring an exceptional, personalised experience for owners and guests throughout the residency lifecycle.

Key responsibilities

• Oversee day‑to‑day residence operations, ensuring compliance with Mandarin Oriental brand standards, service requirements and audit criteria.
• Develop and continuously enhance the resident experience from move‑in to move‑out, managing feedback, complaints and satisfaction trends.
• Coordinate with hotel departments and stakeholders to deliver seamless core and à‑la‑carte residential services and optimise resource allocation.
• Act as the primary liaison between residents, the property owner, hotel management and MOHG, providing regular operational updates.
• Lead financial management including budgeting, forecasting, payroll, cost control, service contracts and capital‑expenditure planning.
• Partner with engineering and the owner to preserve the residential asset through preventive maintenance, inspections, refurbishments and capital improvements.

Required profile

• Bachelor’s degree (Hospitality Management, Business Administration, Property Management or related field preferred).
• Minimum 5 years of senior leadership experience in luxury residences or luxury hotel management, with pre‑opening exposure considered an advantage.
• Strong commercial and financial acumen and deep understanding of luxury residential operations.
• Proven ability to manage complex stakeholder relationships and lead multicultural high‑performing teams.
• Excellent project‑management, problem‑solving and conflict‑resolution capabilities.
• Outstanding communication skills; additional languages are a plus.
