Director of Residential & Commercial Asset Management

About the role

The Director – Residential & Commercial will lead the strategic and operational performance of Al Futtaim Real Estate’s mixed‑use portfolio in Dubai. Reporting to senior leadership, you will be accountable for asset value growth, revenue optimisation and tenant satisfaction across both residential and commercial assets.

Key responsibilities

• Develop and execute asset strategies, annual business plans and 5‑year asset roadmaps to increase Net Operating Income.
• Manage full P&L for each asset, create budgets, forecasts and capital expenditure plans, and ensure variance control.
• Lead leasing initiatives for retail, office and residential segments, maintaining high occupancy and optimal rental yields.
• Serve as senior point of contact for VIP tenants, drive tenant feedback loops and achieve high NPS scores.
• Oversee in‑house and outsourced facilities teams, ensuring compliance with health, safety and service level agreements.
• Plan and deliver major capital projects, preparing business cases and tracking ROI.
• Structure service charge budgets, ensure RERA compliance and achieve high recovery rates.
• Monitor market trends and competitor activity to inform pricing, leasing and asset repositioning decisions.
• Provide leadership to the asset management team, fostering performance, accountability and cross‑functional collaboration.

Required profile

• Bachelor’s degree in Real Estate, Finance, Business Administration, Engineering or related field; MBA or MSc preferred.
• 20+ years of experience in asset and property management, with at least 5 years in a senior leadership role managing large mixed‑use portfolios.
• Proven track record of managing income‑producing residential and commercial assets in the UAE or GCC.
• Strong exposure to leasing, facilities management, capital planning and service charge governance.
• Demonstrated ability to lead cross‑functional teams and engage senior stakeholders.
