Project Manager – Luxury Villa Construction

About the role

The Project Manager will oversee the planning, execution, monitoring and delivery of luxury villa and residential house construction projects from inception to handover, ensuring quality, safety and client satisfaction.

Key responsibilities

• Lead the full project lifecycle: pre‑construction planning, site mobilisation, construction execution and handover of luxury villas or residential houses.
• Develop and maintain detailed project schedules, budgets, resource plans and risk registers using tools such as MS Project, Primavera or Buildertrend.
• Coordinate with architects, engineers, consultants, interior designers and clients to ensure design intent and value engineering.
• Prepare and manage project budgets, cost estimation, variations and final cost control to prevent overruns.
• Procure and manage subcontractors and suppliers: issue tenders, evaluate bids, negotiate contracts and monitor performance.
• Conduct regular site inspections, supervise daily operations and ensure compliance with approved drawings, specifications and workmanship standards.
• Manage client communications, conduct progress meetings, provide weekly updates and handle change requests.
• Ensure full compliance with local regulations, building codes and safety protocols in the UAE.

Required profile

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture or a related field (Master’s preferred).
• 12–15+ years of construction project management experience, including 5–7 years in luxury residential/villa construction, with a proven track record of delivering projects on time and within budget.
