Commercial Manager – Real Estate Asset Development

About the role

The Commercial Manager will oversee the full commercial lifecycle of real estate development projects, ensuring commercial control, timely procurement, and adherence to budgets and governance requirements. This role works closely with development, design, project management, finance teams and external consultants to deliver value‑for‑money solutions.

Key responsibilities

• Prepare feasibility‑level cost estimates, review and validate budgets, and develop project cost benchmarks.
• Lead procurement strategy, manage tendering of consultancy and construction services, and ensure transparent, auditable processes.
• Maintain commercial and contractual control during delivery, monitor budgets, manage variations, and lead final account negotiations.
• Produce monthly commercial reports, cash‑flow forecasts, and present updates to senior management.

Required profile

• Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management, Civil Engineering or related field; MRICS preferred.
• Significant experience in commercial management or quantity surveying within real‑estate development and construction.
• Proven track record in pre‑contract estimating, procurement, and post‑contract commercial management.
• Experience on high‑end private developments or luxury hotel projects is strongly preferred.
