Commercial Manager – Real Estate Asset Development

About the role

The Commercial Manager will oversee the full commercial lifecycle of real‑estate development projects, ensuring commercial control, timely procurement and adherence to budgets and governance requirements. The role works closely with development, design, project management and finance teams as well as external consultants and contractors.

Key responsibilities

• Prepare feasibility‑level cost estimates, review and validate budgets, and develop project cost benchmarks.
• Lead value‑engineering exercises, formulate procurement strategies and manage end‑to‑end tendering of consultancy and construction services.
• Maintain commercial and contractual control during delivery, assess payment applications, monitor budgets and manage variations and claims.
• Produce executive‑level commercial reports, cash‑flow forecasts and present updates to senior management.

Required profile

• Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management, Civil Engineering or related field; MRICS or equivalent professional qualification preferred.
• Substantial experience in commercial management or quantity surveying within real‑estate development, including pre‑contract estimating, procurement and post‑contract management.
• Experience on high‑end private developments or luxury hotel projects is strongly preferred.
