Property Manager – Premium Commercial Office Tower

About the role

The Property Manager will oversee day‑to‑day operations of a premium commercial office tower, ensuring a safe, high‑quality environment for tenants, visitors and stakeholders. The role is pivotal in delivering a premium tenant experience and maintaining the asset’s reputation among VIP and high‑profile occupiers.

Key responsibilities

• Act as the primary contact for tenants, building strong relationships with VIP/strategic occupants and managing complaints, service requests and escalations.
• Oversee daily property operations, coordinating FM, cleaning, landscaping, waste management and other service providers.
• Maintain premium standards in common areas through regular inspections, defect rectification and cleanliness monitoring.
• Manage parking operations, allocation, VIP parking arrangements and address related complaints.
• Coordinate tenant events, activations and building initiatives, ensuring minimal disruption.
• Support security, emergency preparedness, drills and incident response.
• Prepare and manage operating budgets, monitor expenditures, review invoices and identify cost‑optimization opportunities.
• Produce regular performance reports for Asset Management and maintain accurate property records.
• Ensure compliance with HSE, statutory and regulatory requirements, monitoring contractor adherence.
• Manage vendor performance, contractual SLAs and support procurement and contract renewals.
• Coordinate planned and reactive maintenance, preventive schedules and move‑in/move‑out activities.

Required profile

• Bachelor’s degree in Property Management, Real Estate, Facilities Management, Business Administration, Engineering or related field.
• 8–10 years of relevant experience in property/facilities management, commercial real estate or asset operations.
• Minimum 3–5 years in a Property Manager or Senior Property Manager leadership role.
• Proven experience managing Grade A commercial office buildings or premium mixed‑use assets.
