Commercial Manager – High‑Value Design & Build Project

About the role

We are seeking a Commercial Manager to lead the commercial and contractual aspects of a high‑value (approximately AED 950 million) Design & Build building project in Abu Dhabi. Reporting to the Project Director, you will be responsible for maximising profitability, safeguarding contractual entitlements and optimising cash‑flow while managing risks, cost control, procurement strategy and claims.

Key responsibilities

• Lead and manage the commercial function throughout the project lifecycle, developing and implementing project‑specific commercial strategies aligned with corporate margin targets.
• Provide commercial advice to senior management and ensure compliance with Tier 1 governance, audit and reporting standards.
• Administer the main contract (FIDIC Red/Yellow Book or bespoke) and related documentation, interpret terms and advise project teams on rights and obligations.
• Conduct contractual risk reviews, manage correspondence with clients, consultants and subcontractors, and oversee claims and dispute resolution.
• Develop and maintain integrated cost‑control and reporting systems, monitor budgets, forecasts and cash‑flow.
• Collaborate with design, procurement, planning, finance and client teams to achieve commercial objectives.

Required profile

• Extensive experience in commercial management on large‑scale construction projects, preferably in a Tier 1 contracting environment.
• Strong leadership and stakeholder‑alignment skills with a focus on strict governance and audit‑ready processes.
• Proven ability to manage complex client/developer requirements and deliver commercial success.

Required skills

• In‑depth knowledge of FIDIC contract administration (Red/Yellow Book) and contractual risk management.
• Advanced cost management, budgeting and financial control capabilities.
• Expertise in procurement strategy, claims handling and dispute resolution.
