Commercial Manager – Real Estate Asset Development

About the role

Al Futtaim Private Company LLC is seeking a Commercial Manager to lead the commercial lifecycle of real estate development projects in Dubai. The role ensures commercial control, procurement efficiency and budget adherence across all project phases.

Key responsibilities

• Oversee the full commercial lifecycle of assigned real estate development projects, ensuring commercial control, timely procurement, and adherence to budgets and governance requirements.
• Prepare feasibility‑level and pre‑concept cost estimates, review and validate budgets produced by external consultants.
• Lead value engineering exercises and develop project‑specific procurement strategies, including contract packaging and tender sequencing.
• Manage end‑to‑end procurement of consultancy services and construction tendering, preparing tender documentation and evaluating bids.
• Maintain commercial and contractual control throughout project delivery, handling payment certification, variation management and claim resolution.
• Prepare executive‑level commercial reports, cash‑flow forecasts and present updates to senior management.

Required profile

• Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management, Civil Engineering or a related discipline.
• MRICS qualification preferred or an equivalent internationally recognised professional accreditation.
• Significant experience in commercial management or quantity surveying within real estate development and construction.
• Proven track record in pre‑contract estimating, procurement and post‑contract commercial management.
• Experience on high‑end private developments or luxury hotel projects is strongly preferred.
