Maintenance Manager - Holiday Homes

About the role

A Maintenance Manager is needed to oversee onsite maintenance for a diverse holiday home portfolio in Dubai. The role ensures the properties function smoothly, safely and comfortably for guests and owners, within a hands-on, dynamic team environment.

Key responsibilities

• Oversee and coordinate daily maintenance tasks and ensure timely resolution of reported issues.
• Lead and supervise a team of maintenance technicians, assigning tasks, monitoring performance and giving feedback.
• Develop, plan and implement preventive maintenance schedules to minimise breakdowns.
• Manage the work order process: monitor requests, prioritise urgent jobs, allocate resources and ensure completion.
• Respond quickly to emergency repairs affecting guest safety, comfort, critical systems or check-ins.
• Coordinate and oversee external vendors and contractors for specialised work.
• Track maintenance costs and prepare regular reports on operations and expenditure.
• Ensure compliance with health, safety and property regulations.

Required profile

• Minimum 5 years of experience in maintenance management, preferably in hospitality, property management or facility operations.
• Experience supervising multi-skilled maintenance teams and hands-on knowledge of building systems (HVAC, plumbing, electrical, carpentry, general repairs).
• Ability to handle multiple work orders at once and respond to urgent and emergency repairs.
• Strong understanding of property safety standards and compliance requirements.

Required skills

• Proficiency with work order management systems or maintenance software.
• Excellent written and spoken English.
• Nice to have: previous holiday home or luxury accommodation experience in Dubai or the UAE, engineering or facilities management qualifications, familiarity with local health, safety and building codes, basic Arabic or other guest languages, and experience managing budgets and negotiating with vendors.
